If you want to go the extra mile and sell your home even faster, there are a few inexpensive and easy things that you can do to spruce up the home and make it more appealing to potential buyers. The most important thing to do is make the home look good for the buyer. They need to be able to see themselves in the space. That will get your home sold soon rather then later.

The First Impression

It is true that first impression is very important, especially in selling a home. The main objective of preparing the outside of the house is to solidify a positive first impression as well as make it clear to the buyer that you have maintained your home. You need to clean repair and paint the house itself. This includes windows, doors, and steps. Your front door is of particular importance so consider putting a new coat of paint on or polishing or getting new fixtures. Make sure all the outdoor accessories are looking sharp. Landscape should be taken care of as well, including the lawn, shrubs and trees looking healthy and well taken care of. You will be compared against the state of your neighbors yard, so make sure you are at least average in the neighborhood. Get rid of any items in the yard that looking junky, like old lawn furniture or broken equipment is not going to be appealing to buyers. Inexpensive lighting can be a beautiful enhancement of landscaping and porches.

The Interior

Following the first impression that is your front door, is the entrance. It is important in the entrance to put in accessories that are going to make it look fresh and inviting. Mirrors, art and a new rug may be in order. It doesn’t hurt to visit a few open houses to see what other sellers are doing to spruce up their homes for sale. Again, the most important thing is to make sure that anyone is able to see themselves in your home, that means removing all family photos and anything that has your family name on it. Also you want to remove those personal little items that may not appeal to everyone’s tastes. Keep the home free of anything that adds character that a buyer may not appreciate. Its not necessary to do any expensive upgrades, unless it is suggested by your realtor. It may be a good idea to paint the interior a neutral colour which allows a greater number of people to relate to the space. Just like the front door, all interior doors and closets should be in working order. Repair, paint or replace where necessary. If you have one, clear the fireplace of ashes and soot. If you do not use your fireplace, it is a nice touch to arrange some fresh candles at the base.

The Kitchen

There is often at least one person in the home buying decision making process that is going to want a beautiful kitchen. Everything should be clean and unnecessary items should be put away. Fruit and flowers and add a decorative fresh touch to a kitchen. Again, it is important to move any personal items like magnets and children’s drawings that are going to take away the buyers ability to see themselves in the home.

The Bathroom

A clean, crisp bathroom is also very important in selling a home. Use diluted bleach to save a paint job and clean all group so that it looks new. Stage your bathroom with fresh towels and unlit candles. Remove garbage cans and personal toiletries.
