Calgary Home Seller's Resources: Selling By Auction  


This is a topic of heated debate among buyers, sellers and realtors.  Buyers become frustrated as  they miss homes in the traditional closed bidding process, and some feel they should have an opportunity to pay a few thousand more in open bidding. Sellers wonder if they could get more by openning the bidding and offering full disclosure of details to all parties involved.

Those who are looking for "conditions" attached to a sale are losing out on the purchase. One of the biggest conditions that's being skipped right now is home inspections. Six months ago, there was a week or more wait for a qualified home inspector, but today it's pretty much same day service. When there are multiple offers on a home, the one with the fewest conditions is usually accepted first. Home inspectors say buyers have to beware of what they might be getting into. Many times there are problems that can't be seen unless you know where to look. With an auction this problem is eliminated because the buyer has ample opportunity to have the home inspected in advance.

Some Calgary realtors say a home inspection is typically the responsibility of the buyer, but to get top dollar for a home, some are recommending the seller have one done before the property is listed. The average price of a home inspection is 300 dollars.

The Buyer's Realtor will want do a walk-through inspection just before or on closing day itself, to ensure that everything is all right. Your Selling Realtor should take care of making arrangements for a key and if there are any problems releasing them, he/she should have the lawyers working on it. There are many circumstances that could lead to a holdup in closing; incomplete paperwork, documents not delivered on time or an uncertified cheque for closing costs. If this occurs, hopefully it can be remedied without causing too much inconvenience.

The walk-through is not intended to be as thorough as an inspection. The Buyers have bought the home at this point and they are checking to ensure that it is in the same state as when they previously viewed it. 

Please make sure that you observe the "Seller's Golden Rule", in leaving the home as you would like to find it. It is always best if you leave your property clean, with all unattached goods mentioned in the contract present and in good working order, and all unattached chattels not mentioned in the contract removed
