Rob's Comment on January 2009 CREB Stats:  

It is encouraging to see that the absorption rate has dropped from its high of about 11 months virtually in half to about 5.5 and a half months of inventory currently on the market.  This is a significant change in the trend that we saw previously of increasing inventories relative to sales. Although we are still in very much a buyers market, this is an indication of a possible softer landing than was previously anticipated. Note that the absorption rate is still significantly higher than has been recorded at this time of the year since 2002, which is as far back as we have statistics for this indicator. The current average sale price is $415,568 and median is 375,000 for single family homes. This pricing reflects the current market is almost exactly at the same pricing level as may of 2006, but with a notable difference in the two markets. In February 2009, the average home on the market took 51 days to sell, where the average home that sold in May of 2006 was only on the market for an average of 14 days.

 Market Comment: Calgary Real Estate Statistics & Calgary Real Estate Trends:

The absorption rate continues to drop as we move further into the spring market. Currently we have a turnover rate of about 4 months on average throughout the cityof Calgary. Absorption rates within specific communities are ranging from a high of 17 months to a low of about 2 months.  Higher priced properties, (above  $700k), are experiencing relatively long turnover rates, and so are apartment condominiums. Specifically those units downtown Calgary and newer units in the suburbs. The strength in the Calgary real estate market is currently in the lower priced single family properties located in the suburbs and that is where the lowest turnover rates (absorption rates) are being seen. Hopefully as the first time buyer and starter properties are sold off, that strength in the market will begin ripple up into the higher price ranges.  Of course first time home buyers need to sell their properties to make their move up to their next homes which are more expensive and as those properties are sold, we should see that ripple effect through the market. I am anticipating that the Calgary real estate market will further solidify over the next 6-8 weeks and that in general we will see some appreciation in the average price in the city. The average price has already increased $10k-15k.  Once we move into the summer market we are likely to see listing inventory increase relative to the number of sales, and therefore a decrease in the rate of turnover of homes. This  will likely lead to a soft market for home sellers in the fall. The current absorption rate, although actually better than the absorption rate this time last year, is still relatively higher than what we have experienced in the previous 5 years. Many people don’t realize that the downward trend in the market began in the summer of 2007 and continued through last year. 

With the Calgary Real Estate market finding relative strength as we are moving through the spring market, if you are thinking of a move, now may be the very best time. You are welcome to call or email for an evaluation of your Calgary home value or a pre-move consultation.  

We see the current stabilization in the market as a seasonal fluctuation. And there may be opportunity for bottom fishing for investors in the 4th quarter this year.

Market Comment: Calgary Real Estate Statistics & Calgary Real Estate Trends:
 
If I didn’t know better I’d say the tables had turned on the Calgary market. The absorption rate continues to drop as we move further into the summer market. Currently we have a turnover rate of about 3.7 months on average throughout the city. Absorption rates within specific communities are ranging from a high of 17 months to a low of about 2 months. Much of the market is driven by the lower priced properties under $450k. In this price range of single-family homes in May there have been over 36% more sales compared to the same month last year. Higher priced properties are experiencing comparatively longer turnover rates, as are apartment condominiums. Specifically condo units downtown Calgary and newer units in the suburbs are moving slowly relative to the overall market.
 
Looking behind the street numbers offers a degree of perspective. While the average single family residential property has experienced a price increase of about 4% since before the New Year we are now holding at about the same average and median price of January 10th 2007. We remain off of the July 2007 average price high by about 15% (down about $75,000). Another noteworthy point is that in May 2006 the average home took 14 days to sell, May 2007 25 days and this May the average home took 45 days to sell.
 

So the “Coles Notes” version is this: Traditionally once we get to June most of the wave of the spring market has passed and we are on the downward side of the wave. I do not believe that there is enough market strength to push the upward trend through the summer this year. I believe that generally prices will be lower at the end of this year and that 2010 will be a stable more “normal” market.
